Designed by British architect Sir David Chipperfield and coordinated by F&M Ingegneria, the new multifunctional complex is set to become a vibrant new meeting place in the heart of the city.

The project spans over 125,000 square meters, spanning four underground and eight above-ground levels, and includes multiple uses: residential spaces, a hotel complex, several office blocks, a shopping center with food and retail areas spread across the first basement and second above-ground levels, a large-scale retail megastore, as well as an underground garage, storage areas, and utility and accessory rooms.

Bolzano – February 26, 2026 – WaltherPark, a multifunctional project that, in accordance with the municipal masterplan, redesigns and redevelops a large portion of land between Piazza Walther and the city’s train station, has opened in Bolzano. The new mixed-use complex, spanning over 125,000 square meters across four underground and eight above-ground levels, was conceived as a complete urban redevelopment project: the existing buildings were demolished to make way for a completely new multifunctional structure, divided into four main uses: a shopping center with food and retail areas, a hotel, offices, and residences.

The project, the result of a complex development plan developed by WaltherPark S.p.A., involved multiple stakeholders, including several design firms: F&M Ingegneria handled cost management, project management, and construction management; David Chipperfield oversaw the architectural envelope, including the facades and volumes, which, thanks to their clarity and objectivity, fit harmoniously into the overall urban concept. Saguez & Partners designed the interiors and common areas of the shopping center, while each store developed its own concept. Additional specialist designers were involved for the other functions (hotel and residences).

The new complex included the creation of a pedestrian area, a renovated station park, and a redesigned mobility system, thanks in part to the Walther Tunnel, which directly connects the underground parking lots. The impact on the historic center is profound, transforming a key area into a multifunctional meeting point, open from morning until late evening, offering food and entertainment.

F&M Ingegneria performed four types of services on behalf of Waltherpark S.p.A.: Project & Construction Management and Cost Management and Pilotage. The first three activities covered the entire complex, while the Pilotage focused exclusively on the shopping center and consisted of ongoing coordination between the owners, stores, assigned technicians, and construction management of the common areas. This role was crucial from the start of the design phase through construction, obtaining the permits for use, and finally opening to the public.

Each store received an “empty cell” to be fully completed, ensuring design consistency and compliance with the very high aesthetic standards imposed by the owners. To coordinate such an ambitious project, the most important tasks for the PCM were defining the responsibilities of each consultant, contractor, and subcontractor involved, and establishing the various verification and approval procedures for each phase.

The cost management and continuous monitoring of costs by Cost Management, in close collaboration with the Client, the General Contractor, and the Construction Management, were essential to ensuring the financial coverage of the entire project.
The main challenge was meeting a particularly tight deadline: construction work on the shops began in December 2024, and in less than a year, the entire retail area, covering approximately 31,000 m², was completed and opened without delay by the operators involved, an achievement made possible by the coordination of F&M Ingegneria.

The shopping center, which extends over 31,000 m² and houses 80 shops, also includes a food market created in partnership with Il Mercato Centrale, two gyms (Salewa Cube and a fully equipped Virgin Active gym), an Esselunga supermarket, and the first Italian store of a German retail chain, Peek & Cloppenburg.

The Falkensteiner Hotel Bozen WaltherPark, centrally located and conveniently located, extends over 5,400 square meters and features 114 rooms and suites, a sensational rooftop bar, and a spa with sauna and steam room.

The entire project has achieved LEED Gold certification, the standard for green construction and resource conservation.
The 110 apartments, spanning 11,200 square meters of living space, boast luxurious interiors featuring elegant Italian design and are certified to the CasaClima A Nature standard, confirming the hotel’s commitment to environmental sustainability and construction quality.

APRE A BOLZANO WALTHERPARK, UN COMPLESSO MIXED-USE AMBIZIOSO, INTEGRATO IN UN PROGETTO VIABILISTICO E INFRASTRUTTURALE ALL’AVANGUARDIA.

Progettato dall’architetto britannico SIR David Chipperfield e coordinato da F&M ingegneria il nuovo complesso multifunzionale è destinato a diventare un nuovo e vivace luogo di incontro situato nel cuore della città.

Il progetto si sviluppa in oltre 125.000 mq, su quattro livelli interrati e otto fuori terra, e comprende molteplici destinazioni d’uso: spazi ad uso residenziale, un complesso alberghiero, diversi blocchi direzionali, un centro commerciale con aree gastronomiche e retail distribuite tra il primo piano interrato e il secondo piano fuori terra, un megastore della GDO, nonché un garage interrato, depositi e locali tecnici ed accessori.

Bolzano – 26 febbraio 2026 – Ha aperto a Bolzano WaltherPark, un progetto multifunzionale che in accordo con il masterplan comunale, ridisegna e riqualifica una vasta porzione di territorio tra la Piazza Walther e la stazione ferroviaria della città.  Il nuovo complesso mixed-use, che si sviluppa in oltre 125.000 mq su quattro livelli interrati e otto fuori terra, nasce come intervento di completa riqualificazione urbana: gli edifici preesistenti sono stati demoliti per lasciare spazio a una struttura polifunzionale completamente nuova, articolata in quattro destinazioni d’uso principali – centro commerciale con aree gastronomiche e retail, hotel, uffici e residenze. Il progetto,  frutto di un complesso piano di sviluppo messo a punto da WaltherPark S.p.A. ,  ha coinvolto molteplici attori, tra cui vari studi di progettazione: F&M ingegneria  si è occupata  di pilotage cost, project e construction management; David Chipperfield ha curato l’involucro architettonico, comprese facciate e volumi che per le loro caratteristiche di chiarezza e oggettività si inseriscono armoniosamente del concetto urbano complessivo;  Saguez  & Partners ha progettato gli interni e le parti comuni del centro commerciale, mentre ogni negozio ha sviluppato autonomamente il proprio concept. Per le altre funzioni (hotel e residenze) sono stati coinvolti ulteriori progettisti specialisti.

Il nuovo complesso ha previsto la realizzazione un’area pedonale, un rinnovato parco della stazione e una mobilità ripensata, grazie anche al Tunnel Walther che collega direttamente i parcheggi sotterranei. L’impatto sul centro storico è molto profondo, trasformando un’area nevralgica in un punto di incontro polifunzionale, aperto dalla mattina fino a tarda sera con la sua offerta gastronomica e di intrattenimento.

F&M Ingegneria ha svolto, per conto della società Waltherpark S.p.A. quattro tipologie di servizi: Project & Construction Management e Cost Management e pilotage. Le prime tre attività hanno riguardato l’intero complesso, mentre il pilotage si è concentrato esclusivamente sul centro commerciale ed è consistito in un’attività di coordinamento continuo tra proprietà, negozi, tecnici incaricati e direzione lavori delle parti comuni: un ruolo di regia fondamentale dall’avvio della progettazione fino al cantiere, all’ottenimento delle agibilità e infine all’apertura al pubblico. Ogni negozio riceveva infatti una “cella vuota” da completare integralmente, con la necessità di garantire la coerenza progettuale e il rispetto di standard estetici molto elevati imposti dalla proprietà. Per coordinare un progetto così ambizioso, le attività più importanti da parte del PCM sono state la definizione delle responsabilità per ciascun Consulente, Appaltatore e Subappaltatore coinvolto, stabilendo per ogni fase le varie procedure di verifica ed approvazione. La gestione ed il continuo controllo dei costi da parte del Cost Management, in stretta collaborazione con il Committente, l’Impresa generale e la Direzione Lavori, sono stati essenziali per tutelare la copertura finanziaria dell’intera opera.

La sfida principale è stata il rispetto di tempi particolarmente stretti: i cantieri dei negozi sono iniziati a dicembre 2024 e nel giro di meno di un anno tutto il comparto retail, pari a circa 31.000 m², è stato completato e aperto senza ritardi da parte degli operatori coinvolti, un risultato reso possibile anche dall’attività di coordinamento di F&M Ingegneria. Il centro commerciale che si sviluppa su 31.000 mq e 80 negozi, include inoltre un food market realizzato in partnership con Il Mercato Centrale, due palestre (Salewa Cube e una palestra attrezzata Virgin Active), un supermercato Esselunga e il primo punto vendita italiano di una catena retail tedesca Peek&Cloppenburg.

Il Falkensteiner Hotel Bozen WaltherPark in posizione centrale e comoda si estende su un’area di 5.400 mq ed è dotato di 114 camere e suite, un sensazionale rooftop bar e una Spa con sauna e vapore.

L’intero intervento ha ottenuto le certificazioni LEED Gold che rappresenta lo standard per l’edilizia green e il risparmio delle risorse

I 110 appartamenti, che si sviluppano su un‘area di 11.200 mq di spazio abitabile, con interni di pregio con elegante design italiano, sono certificati nello standard CasaClima A Nature, confermando l’attenzione alla sostenibilità ambientale e alla qualità costruttiva.
